Professional Interior Exterior Painting and Wood Rot Repair

Exterior Painting

Exterior Paint Prep North Kansas City
Caulking is the Most Important Part
Once cleaned, we caulk everywhere wood meets wood, all nail holes and any entry points such as cable lines, phone lines, etc. using Sherwin Williams NR4000 40 year durability latex caulk. This is perhaps the most important step in painting the exterior of any structure. 90 percent of all wood rot can be traced back to poor or absent caulking. All entry points must be sealed to prevent water from entering and causing costly damage. Allowing water to enter the structure will also cause health hazards such as Mold, Mildew and Fungus.
Replace All Damaged Wood
All rotten wood or siding should be replaced with the same materials that were removed. In certain cases such as brick mold or window sills a pvc replacement is recommended. Never use wood that is inferior or not meant for exterior use.

Remove and Destroy all Contaminants
Remove all mold and molded materials where wood rot is replaced and spray down with a solution. Mold and mildew left on the surface will continue to grow and cause health issues to the residents of the structure. Fungus will cause continued decay inside the wall, eventually causing structural damage. The paint will not bond to exterior surface if not clean.

Prime with Appropriate Primer
Once the structure is completely sealed and all loose paint is removed we prime these damaged areas with XIM Peel bond. http://www.peelbond.com/ This product not only seals and glues down the edges of the damaged area, it acts as a bonding agent between the damaged bare wood and the new topcoat of paint. The most impressive feature of this product is the very high solids content allowing us to build the product causing the damage to virtually disappear once painted.

Remove All Failing Paint
As we caulk we hand scrape any and all failing points or loose, flaky paint. All flaking paint must be removed completely from the structure as there is no product that will glue loose paint back to the house. Any loose or flaking paint left under the new coating will cause the coating to fail long before it should.
Small Details Make a Big Impact
We paint the doors with color of customers choice. Instead of just leaving it the latex paint we put on two coats of polycrilic. This gives the doors a deep shine much like wood floors or cabinets. It also makes them extremely durable and washable. No more dirty fingerprints around the knob or kick marks on the bottoms.

It's on the Exterior Isn't It

We also remove all exterior lights while painting except for motion lights, which are painted the same color as wherever they are sitting on the house. We do this to gutters, power boxes, cable boxes, etc also to blend non-aesthetic parts into the house. We can paint the exterior lights with Rustolem spray paint in any color of your choosing, or you can purchase new lights and we would be happy to install them at no extra cost to the customer. All these things are a part of the exterior of the house, they should also be updated or painted to match. This includes house numbers and permanent plant hangers, flag holders, etc. The end result should be a brand new exterior from top to bottom.

Historic Home Painting Independence MO

All latex paint is designed to be applied in two coats, the "prime coat" and the "seal coat" A brush or roller must be used along with the sprayer to force the paint into the material and create a smooth, sound surface for the final coat. It also levels the paint, showing the true paint color. Just spraying causes the paint to dry as a film on top of the material, with very little bond to the surface. Look at the extreme difference between just spraying a surface and back rolling the surface immediately after sprayed.
